Login Bhoomi Online Portal of Karnataka state government, which has made it easier for residents to access their bhoomi land records through Online Land Record portal. Now accessing the land records have become very convenient, you just need to follow a few simple steps (as shown below on this page) to access the land records .

This Portal was created back in 2000 by the state government of Karnataka to improve the transparency and accuracy of the land records and to give people access to their land records digitally, before that all of the data was being recorded manually which used to cause many discrepancies sometimes thus leading to the frustration of the land owners and the department employees as well.

This platform right now has the records of 20million+ properties, which includes RTC, mutation reports, and other useful information regarding the land records. On this website, you will get an RTC document, RTC means records of rights, tenancy, and crops, and it is called Pahani. This document holds the information of ownership details, land type, crop and other relevant information

1. Go to Official Website of Karnataka Land Records
2. Find the Login Section and click it
3. Now enter user ID and Password and fill captcha
4. Click on login button, Your dashboard will appear.

Note: If you don’t have an account on this official portal then you have to create an account first by Clicking on Create Account / Register. Account creation page will open.

For new account creation / registration, follow the instructions given below.

If you already have an account on Bhoomi Online Portal, simply click on landrecords.karnataka.gov.in and login using your credentials.

To register a new user account, click the register/create account button and it will take you to the account creation page. Provide the required details which include your mobile number, district, taluk, village, survey number and password. Follow the steps and your account will be ready to use.

• To access current and previous years RTC (Pahani) for the state of Kanataka, please visit landrecords.karnataka.gov.in website and login,.
• After opening the website, hit the VIEW RTC and MR options from the RTC Service station menu, as shown in the image below.

• Now chose current or previous year that you want to check for your RTC. After choosing the year, select your District, Taluk, Hobli, Village and survey number and click the Go button.
• After that, select the Surnoc, Hissa Number and Period, then click Fetch Details button.

• After clicking the Fetch Details, your Land ID and Owner details will appear on the screen, double check the details and hit view button as shown in the image below.

• After this, your RTC (Pahani) information will be shown on the screen like the below image, please use First, Last, Previous and Next buttons to view entire details.

One of the most amazing features of this portal is its online wallet, this enables you to make the online payments for your land transfers. You can save your land records details digitally in the wallet. Your data will be securely saved in the wallet.

1. Bhoomi RTC Website Not Opening

Following are the possible Causes and Solutions of this problem

✅ Server Down: Try again later.

✅ Browser Issues: Clear cache & cookies, then refresh the page.

✅ Internet Problems: Check your connection or switch to a different network.

2. Unable to Download RTC or Mutation Extract

3. Bhoomi Login Issues (Incorrect Password or Account Locked)

Steps to Resolve the Issue:

✅ Use the Forgot Password option to reset your credentials.

✅ If your account is locked after multiple failed attempts, wait 15 minutes before trying again.

✅ Make sure Caps Lock is off while entering your password.

4. Land Record Not Found on Bhoomi Portal

Possible Solutions:

✅ Make sure the district, taluk, and survey number are entered correctly.

✅ If you’re still unsure, you can visit the nearest land records office to confirm the details.

✅ Keep in mind that sometimes newly updated records might take a little time to show up online.

1. Access Bhoomi RTC via the Mobile App
   Download the Bhoomi Mobile App from the Google Play Store.
   Log in and enter your land details to easily check records on your phone.
2. Visit a Nearby Bhoomi Center
   If you’re having trouble with online access, Visit a Bhoomi Kiosk or Nada Kacheri center to get a hard copy of your land records.
3. Use Karnataka’s Online Citizen Services Portal
   Visit the Seva Sindhu Portal (https://sevasindhu.karnataka.gov.in)
   Here, you can apply for land record services like RTC, MR, and Mojini mutations.
4. Check Land Records via SMS
   Some services let you check land records via SMS. Visit the Bhoomi portal to find SMS-based query options.
